Maria Gutierrez brings more than 23 years of experience in organizational development & the real estate industry including property management, maintenance management, development and construction to her work as the principal of CamBia Associates, a boutique consulting, facilitation & training practice specializing in organizational diagnostics, transformation & turnaround, outcomes-based program development, high performance teams and asset & property management.  CamBia’s clients include The Eurasia Foundation, LISC, Impact Capital & the City of Charlotte. 

From 1995 until 2006, Gutierrez served as Vice President for Organizational Development at the Local Initiatives Support Corp. (LISC), the country’s largest community development intermediary, where she was responsible for the strategic direction, program development & implementation of national & local initiatives designed to enhance the operational capacity and overall competence of 2700 community development organizations across the nation.  While leading the Organizational Development Initiative (ODI) at LISC, Gutierrez managed the creation of a number of highly acclaimed training programs, industry conferences, publications and software products, and developed many of ODI’s innovative consulting methodologies including The Real Time Change Model and LISC’s groundbreaking & internationally recognized capacity mapping approach (CapMap®). 

Prior to joining LISC, Gutierrez was Director of Building Systems' Replacement for NYC's Housing Preservation and Development's Office of Property Management.  While at HPD, Gutierrez also held several other maintenance management and construction related positions. Before HPD, Gutierrez was the managing partner of two property management firms, managing as many as 4000 co-op and rental units, and a General Contracting firm specializing in co-op renovations and historical restorations in Brownstone Brooklyn. Ms. Gutierrez is a frequent speaker at a wide range of industry conferences including Grantmakers for Effective Organizations (GEO), Alliance for Nonprofit Management & various affordable housing events. Her training and teaching credits include Cornell University, numerous LISC program sites across the country and the Neighborhood Reinvestment Training Institute.  Gutierrez has dual degrees from Cornell University in Theatre Arts and Business Administration, is a Global Learning Fellow in Adult Education, and a published author who recently wrote a chapter for “A Funder’s Guide to Organizational Assessment,” (Fieldstone Alliance & Grantmakers for Effective Organizations (GEO) – 2005) featuring Capmap® as one of four groundbreaking diagnostic approaches.
